$120m Iconic Riverfront Building Completed

Brisbane's first CBD residential riverfront development released since 2002, Citimark Properties' iconic $120m EVOLUTION Apartments, has been completed.

Located in a prime position within the emerging North Quarter precinct and completed in March this year, EVOLUTION is positioned on the corner of Tank Street and North Quay directly overlooking the Brisbane River.

Designed by award winning architects, Cottee Parker and built by Hutchinson Builders, EVOLUTION is a 37-level high rise of 178 luxury apartments, and features extensive resident facilities including a unique Sky Lounge on level 36.

Citimark Properties' Director – Development & Acquisition, Peter Morrow, said the project was 90% sold at completion and delivered 3 months earlier than its projected completion date.

"EVOLUTION has truly been a success. The riverfront location, extensive common facilities, and livable apartment designs have contributed to all-round excellent results. Of the apartments in the onsite rental pool, an occupancy rate of 90% has been achieved within 1 month of settlement," he said.

The aptly-named EVOLUTION is the latest in a string of residential and commercial developments aimed at reinvigorating the North Quay district of the CBD. Cottee Parker Director and project designer, Sandra Browne, said the building introduces a bold and modern edge to the district.

"Over the past few years, much of Brisbane's CBD has been revitalised with a variety of striking new office buildings and residential complexes," she said. "The transformation of North Quay is only just beginning, but the projects undertaken to date – such as the Magistrates Courts – have set a precedent for bold design."

"EVOLUTION continues that trend with a copper clad podium façade that is striking, yet remains consistent with the streetscape."

Over $1 billion in private and public ventures in this area will combine to deliver a major new precinct spanning the north bank of the Brisbane River along George and Roma Streets.

EVOLUTION features a range of apartments from one bedroom through to three-bedroom skyhomes and a double storey penthouse. "In designing the actual layout of the building, our focus was on maximising views of the city and Brisbane River and of course, providing useable balcony space so residents can enjoy their outlook and the city's spectacular weather," Sandra Browne of Cottee Parker said. "It was quite a challenge given how narrow the site is, but the effort we spent in developing view corridors was certainly worthwhile."

EVOLUTION Design Features

  • Copper cladding to podium and accented throughout building exterior – also echoed internally in apartment and common area features.
  • A focus on permeability through the extensive use of floor to ceiling glass in apartments and on balconies to carry river vistas into the apartment living areas.
  • An emphasis on common area leisure facilities including gym, heated pool, spa, kitchen, BBQ, sky lounge and a recreation deck.
  • High quality features such as copper mosaic tiling, ducted air-conditioning, stone bench tops and Bosche kitchen appliances.
  • Narrow site – building designed to an hexagonal shape pointing directly at the river – positioned at the apex of the Coronation and Southbank reaches of the river to capture 180 degree views.
  • Livability was important – apartments feature designer bathrooms, frameless glass, open plan living, and maximum storage space.
